Stahl Junior High Addition

Project Description:

The Stahl project includes changes to the existing building and construction of an addition to align more closely with our 1,000 student educational specification.

Phase 1 includes renovation of approximately 9,000 sq. ft. of the existing CTE and performing arts areas and approximately 2,500 sq. ft. addition to custodial/receiving and Commons, removal of thirteen (13) portables, mechanical upgrades, and a secure vestibule at the building entry.

Phase 2 will construct a 16,000 sq. ft. addition including six (6) general education classrooms, two (2) science and two (2) special ed classrooms, support spaces, and enhanced courtyard.

Phase 3 will provide outside improvements in the right of way.

News & Updates

Stahl addition5/24/21 - Phase 1 (existing building renovations) – We have the Certificate of Occupancy in hand. A few punchlist items remain as well as a few Tacoma Pierce County Health Department corrections.

Phase 2 (new building) – Roofing, framing, insulation, and rough-in for mechanical, electrical, and plumbing are complete, Drywall is nearly complete. Paint, ceiling grid, and metal siding are in progress.  Site work for the courtyard as begun.

Phase 3 (Site improvements)- Sound Pacific Construction was selected for this work with a bid of $972,900. The school board approved their selection.

1Phase 1 is near completion. Certificate of Occupancy is in hand. A few punchlist items remain as well as a few Health Dept.  corrections.
Phase 2- Framing is 90% complete. Roof trusses are up and roof sheeting complete. Roofing is in progress as well as Mechanical, Electrical, and Plumbing rough in. Exterior egress paths are complete.
Phase 3- Permit comments were returned. We are waiting for ground water monitoring through the end of April  which tightens up the schedule.

2/8/21 - Phase 1 - Work on the new gas meter is complete and punchlist is in progress. We are waiting for civil final and need to make a few corrections for Tacoma Pierce County Health Dept.
Phase 2- Framing of the new addition is 90% complete. Roof trusses are up and roof sheeting is in progress. We hope to start roofing in mid February. Storm sewer and site utilities are 80% complete.
Phase 3-  We are waiting for comments on the permit application which was submitted to Pierce County on Friday, December 11. Bid documents are in progress.

1/11/21 - Phase 1 is nearing completion. Work on new gas meter and punchlist is in progress this week. Temporary Certificate of Occupancy is in hand. CTE and Art exterior slabs were re-poured.
Phase 2- Framing is 70% complete. Roof trusses arrive 1/13. Storm sewer and site utilities are 80% complete.
Phase 3- Permit application submitted to Pierce County on Friday,  December 11 and are waiting for their response. Bid documents are in progress.

12/14/20 - Phase 1 is nearing completion. Work on new gas meter and punchlist is in progress this week. Temporary Certificate of Occupancy is in hand.
Phase 2- Cap break and vapor barrier are wrapped up.  Slab is complete and framing starts today.
Phase 3- Geotech borings completed. Design team completed Right of Way drawings and the permit application was submitted to Pierce County on  Friday, December 11.

11/9/20Phase 1 is nearing completion. Work on the new gas meter and punchlist is in progress. Looking for final inspection this week. Phase 2 - Plumbing groundwork and slab insulation is ongoing and storm sewer work is in progress. We met with Firgrove Mutual Water Co. and now have a plan for inter tie with Kohl's property.

Phase 1 - Work on new gas meter starts next week. Commissioning and Tab are wrapping up. Fire alarm has been signed off. Phase 2 - Foundation footings and stem walls are poured and being stripped. Storm sewer work is in progress.

9/28/20
-
GLY (Phase 1 contractor) is making good progress toward completion. Boilers are working under current gas pressure and the new gas meter is on order with PSE. Phase 2 excavation is nearly complete.

9/15/20 -
Kassel & Associates begin Phase 2 excavation today. Their fence and trailer are in place.
GLY is working with their electrical subcontractor to complete the fire alarm and electrical trim work. PSE needs to replace the gas meter for the boilers to run. 

9/4/20 -
The building permit is in hand so Kassel should begin work on site next week.

8/31/20
GLY continues to work toward completion and will be onsite until the end of September.  Fire alarm work and fire watch started today. The development engineering permit is in hand but the sewer permit is still holding up the building permit. The Phase 2 contract with Kassel & Associates is executed. They will mobilize this week.

8/24/20 - Phase 1 - GLY will be working onsite until the end of September. Phase 2 - We have the development engineering permit in hand and expect to have  the building permit in the next week or two. The signed contract with Kassel & Associates is in hand.

8/18/20 -
Phase 1 construction is winding down. GLY Construction will turn over the Commons next week and continue to work their way out of the building. The Pre-construction meeting for Phase 2 is scheduled this week with Kassel & Associates. Their anticipated Notice to Proceed is Wednesday, 8/26.

7/27/20 – Prior to construction work, the existing portables were moved to other locations in the district. GLY Construction began the work for Phase 1 of the project in early June. To date, the demolition is complete, footings formed, the boiler has been replaced, the chiller removed, slabs sawcut and underground plumbing is in place. Current phase 1 work includes framing and sheetrock work on the interior and beginning the roofing later this week.

Bids for Phase 2 were opened last week, and the apparent low bidder was Kassel & Associates. We will be asking the school board to confirm their selection at the meeting on August 3. The work of Phase 2 is planned to begin in late August.
